A special kind of construction project has started in Munich-Pasing

In the Munich district of Pasing-Obermenzing, new housing for 800 people is to be built along Lipperheidestraße: a project that focuses primarily on sustainability, high living comfort, and modern living in all stages of life.

The total of 370 apartments are being built by WAF Immobilien GmbH, which is collaborating with the Landeshauptstadt's Department of Education and Sports, StadiBau GmbH, and Grandl GbR on this project. The Wittelsbacher Ausgleichsfonds (WAF), which is behind WAF Immobilien, is a foundation that has managed the assets of the last Bavarian monarchs, the Wittelsbachers, since 1923. A very large proportion of the residential units being constructed are explicitly intended as rental apartments for families and are to remain in the portfolio of WAF Immobilien GmbH in the long term. The property on which construction is taking place previously belonged to WAF but was only used for agricultural purposes.

Living comfort and surroundings are particularly high-quality

The location of the new residential complex along a green belt on Lipperheidestraße, on a former purely agricultural field of a respectable size of around eight hectares, is quite pleasant for living. The direct view of Blutenburg Hunting Lodge, whose name likely comes from the fact that the builders of that era had to „bleed“ quite a bit financially due to the castle's architectural beauty, along with the nearby Würmauen meadows, contributes to creating a visually attractive ambiance in the surroundings.

However, the development itself is also inviting: the typical terraced buildings of WAF Immobilien will be clad in a very typical, yet very unusual building material for Munich: bricks.

What private developers have long appreciated has finally found its way into municipal construction here too: facades made of clinker bricks are very easy to maintain and extremely durable – and the bricks also give the entire residential complex a very cozy atmosphere. In addition, they are a very natural and above all sustainable building material, which also has a traditionally very high economic significance in Munich.

Green spaces will also not be skimped on in the Obermenzing construction project – it's intended to become a particularly green settlement, with spacious, landscaped courtyards between the residential buildings, numerous children's playgrounds, and also generous storage areas for both strollers and walkers – something that has been almost criminally neglected in many other municipal urban development projects. A daycare center and a nursery will also be available in the newly built residential quarter in Obermenzing.

The concept and planning guidelines also impress the architects from the Munich firm Kupferschmidt, who are responsible for planning the 5 WAF row buildings in total. Some of them even describe the WAF project as a „stellar moment for housing construction.“.

340 apartments are to be completed by the end of 2020.

During the construction phase, Real Asset GmbH will take over the entire project management and control of all development measures. Logistically, the construction area is already accessible via a construction road, but connections to the utility networks and public transport are only planned to be gradually implemented in several stages by the end of 2019. In the future, the aim is to spare new residents in Pasing-Obermenzing from high traffic loads in their residential area, and therefore it will be made accessible via a dead-end street from the nearby Bassermannstraße. This is intended to ensure as much traffic peace as possible in the residential quarter.

In contrast, according to Real Asset GmbH, the part of the development area located in the northern section of the property is to be developed at a later date.

Affordable Housing for Families in Pasing-Obermenzing

The rental apartments in the new residential quarter are to be offered at „locally customary rental prices“ – more precise details have not yet been announced. „Locally customary“ would currently mean a net cold rent of around 16 EUR per m² in Pasing-Obermenzing – only very small apartments (40 m² – 60 m²) are relatively expensive in Pasing-Obermenzing – there, net cold rents can easily reach over 20 EUR per m² and even up to 25 EUR per m². Exact figures will likely only be announced at the completion date at the end of 2020.
