Munich Real Estate Prices 2022 – The Most Important Information on Actual Purchase Prices Achieved

It is important for both buyers and sellers to know the current real estate prices in Munich. The city on the Isar River is very popular and is one of Germany's most sought-after places to live. This is noticeable in the prices of apartments, houses, and land. Munich has by far the highest price level. This detailed overview serves as an initial orientation on average prices for residential properties. The analyses do not include asking prices, but rather actual purchase prices. The data is based on the analysis of purchase prices provided by the appraisal committee.

In 2022, the following picture emerged regarding square meter prices for condominiums in average residential areas: Apartments built between 1960-1979 averaged €7,700 per square meter, those built between 1980-1999 averaged €8,400 per square meter, and those built between 2000-2019 averaged €9,600 per square meter. In upscale residential areas, apartments built between 1960-1979 recorded an average of €8,650 per square meter, for the period 1980-1999 the average was €9,300 per square meter, and for apartments built between 2000-2019, the average value was €10,200 per square meter.

In attractive, centrally located areas, the price per square meter for apartments built between 1960-1979 was approximately €10,600, for those built between 1980-1999 it averaged €11,400, and for apartments built between 2000-2019 it averaged €12,850 per square meter. In so-called prime locations outside the city center, prices for apartments built between 1960-1979 averaged €10,000 per square meter, for those built between 1980-1999 it was approximately €10,150 per square meter, and for apartments built between 2000-2019 it was an average of €12,850 per square meter.

Prices for semi-detached houses start at EUR 1,250,000, end-unit terraced houses start at EUR 1,200,000, and mid-terrace houses start at EUR 905,000. Due to the wide variety in construction type and plot size, it is difficult to determine generally valid prices for detached single-family homes. Therefore, an exact valuation for a specific property always requires the expertise of an independent real estate agent or appraiser.

The purchase prices for terraced houses have risen. In Munich, terraced corner houses cost between 1,205,000 and 1.565 million euros in average and good locations. The living area ranged between 120 and 145 m². The evaluations include very different equipment standards. Property prices in Munich

In average locations, plots of land for houses up to two stories cost between EUR 1,450 and EUR 3,350 per square meter. Good locations achieved prices of EUR 2,200 to EUR 4,050 per square meter. In prime locations (e.g., villa districts), land prices ranged from EUR 3,550 to EUR 10,950 per square meter. For the construction of buildings with three or more stories, the per-square-meter prices were correspondingly higher. In average locations, they were between EUR 2,700 and EUR 5,300 per square meter, and in good central locations, from EUR 7,750 to EUR 10,150 per square meter. The figures refer only to fully developed residential building plots. Inner-city locations are not included.

Munich surroundings

The surrounding communities are benefiting considerably from the growth of Bavaria's state capital, Munich. Many families with children are happy to look around the surrounding communities because housing costs there are partly below the level of the state capital and the real estate offerings are somewhat larger. However, most communities in the surrounding area are also experiencing increasing scarcity of supply. In all municipalities, land and purchase prices, as well as rents, are rising sharply. Occasionally, prices in preferred residential areas with good transport links reach the average level of the state capital. There is a lack of building land in all villages. This is driving up land prices, so the pressure for infill development is growing. There is less and less land available for traditional home construction. The demand for condominiums, both for owner-occupancy and as investments, remains consistently high. The most important criterion when making a purchase decision is still the location of the property. A good location is characterized by an attractive micro-location with well-developed infrastructure. Shopping facilities and access to public transportation are of particular importance.

Real estate prices are higher in municipalities with their own S-Bahn station than in those without S-Bahn connections. This is because the demand for real estate in towns without an S-Bahn connection is considerably lower. However, there are some exceptions. Especially south of Munich around Lake Starnberg and in some parts of the Würmtal valley, price levels in individual market segments reach the level of Munich or even exceed it.

Western surroundings

In the west of Munich, house prices have increased by 135 percent since 2012. Currently, the average price for existing houses is 8,150 EUR/m². For used condominiums, the average is 6,920 EUR/m². In the popular municipality of Gröbenzell, average house prices are currently 8,430 EUR/m², in Eichenau they are 8,275 EUR/m², and in Puchheim 7,750 EUR/m². A used condominium currently costs an average of 7,080 EUR/m² in Gröbenzell, 6,890 EUR/m² in Eichenau, and 6,800 EUR/m² in Puchheim.

The small town of Puchheim consists of two spatially separated districts (Puchheim-Ort, Puchheim-Bahnhof). It has limited buildable land. Eichenau and Gröbenzell are characterized by very advantageous infrastructure. Furthermore, the garden city character of both communities is highly popular. Gröbenzell borders the Munich city limits in some neighborhoods. The proximity to Munich as well as the lack of available land drive the above-average price level.
