Navigating the interest rate dilemma: Interest rates and their impact on investments and the real estate market

Loan interest rates play a crucial role in the decision to purchase real estate. It may be tempting to hope for further falling interest rates, but experts point out that such a development could have an unexpected effect: lower interest rates could actually drive property prices back up. The background is that more favorable credit conditions make the real estate market accessible to a larger number of people, which leads to increased demand and consequently rising prices. The experts' recommendation is therefore not to hesitate and to buy, albeit with a preference for short-term fixed interest periods. This approach offers the opportunity to benefit from potentially lower interest rates during refinancing.

This tactic is clearly resonating with buyers. Evaluations by various credit brokers show that in the recent past, there has been an increased demand for loans with short-term fixed interest rates. This suggests that many consider the current moment to be an optimal time for real estate acquisition and are taking a strategic approach in order to benefit from potential future developments in the interest rate market.

The decision to purchase real estate, whether a condominium, a house, or a plot of land, is influenced by numerous factors. Current market research and expert opinions suggest that it may be advisable for potential buyers to take action now rather than speculate on further price or interest rate reductions.

Living in Munich-Laim

Originally, Laim was a rural settlement and the old village center is still visible today around St. Ulrich's Church. Laim consists of the districts of Friedenheim and St. Ulrich. To the east, Laim borders on Schwanthalerhöhe and to the west on Pasing. Other districts that border Laim are Sendling-Westpark and Hadern. In the north and south, Laim lies between the railway line and the Lindau A96 motorway.

Laim can be turbulent, mainly along Landsberger Straße and Fürstenrieder Straße. At the same time, the district is quiet, idyllic, and partly village-like, which makes Laim very attractive for many buyers and tenants. On the one hand, Munich-Laim is home to cooperative apartment buildings, while on the other hand, modern multi-story residential construction can be found here.

Laim is very popular for its beautiful single-family housing estates with terraced houses, semi-detached houses, and villas. In the southwest of Laim, houses from the Gründerzeit era are predominantly found. In the north of this area, there is a small-house terraced estate with beautiful facades and small gardens.

Laim owes the creation of its settlement to the world-renowned architect Theodor Fischer. With the construction crafts settlement in 1910, he created one of the first terraced housing estates in the world.

A brief look into the history of Laim

The history of Laim can be traced back to the year 1050, when Laim is first mentioned in a document. The name of the district is derived from the clayey soil, although one could by far not extract as much clay in Laim as on the high banks of the Isar.

Laim was a small farming village for many centuries, but at the end of the 19th century, the district developed into a metropolitan neighborhood. The railroad line and the Laim marshalling yard contributed to this.

Several worker housing estates were built in the originally small farming village, but this belongs to the past. Today, Laim is predominantly inhabited by employed white-collar workers and civil servants.

Significant structures and buildings in Laim

Laim is home to several historic villas built by the formerly affluent upper middle class, such as the impressive Ballauf Villa on Laimer Anger.

Swiss country house style can be admired at Villa Wallach, located at Perhamerstraße 31. The former noble residence at Agnes-Bernauer-Straße 112 – the Laimer Schlössl – is also characterized by outstanding architecture.

The impressive school building at the corner of Fürstenrieder Straße and Agnes-Bernauer Straße is one of Laim's architectural landmarks, and many magnificent residential buildings can be admired around Laimer Agricolaplatz.

Infrastructure & Transport Connections

Apart from the Laim S-Bahn station, the district is perfectly connected to the public transport network by three underground stations (Westendstraße, Laimer Platz, Friedenheimer Straße).

Two subway lines (lines U4 and U5) connect Laim with other districts. There are also several bus connections and a tram line that runs from Pasing via Laim to the city center. The Lindau A96 freeway and the A99 ring road help relieve traffic in the district and ensure that you can get anywhere quickly.

Fürstenrieder Straße, Landsberger Straße, Agnes-Bernauer-Straße, as well as Zschokke- and Gotthardstraße, are among the important and heavily trafficked streets in Laim.

Education & Work

Families really enjoy living in Laim. Among other things, this is due to the good educational opportunities. Several day nurseries, kindergartens, primary schools, secondary modern schools, regular secondary schools, and a grammar school are available in Laim.

Additionally, the private business school Munich Business School is located on Elsenheimerstraße in Laim, which has been educating young people to become managers since 1991.

Many jobs in Laim used to be provided by Europe's largest marshalling yard. When it was decommissioned in the 1990s, these jobs were lost.

Today, the service sector is predominantly represented. Most companies are located along Landsberger Straße. Around 1,500 people, mostly bank employees, work on the south side of the station in the so-called Laimer Würfel.

Shopping

The shops in Laim don't have it so easy, because the tram ride to the city center only takes a few minutes.

The Pasing Arcaden with their diverse shopping options are also just a stone's throw away. But of course, all shops for daily needs are available in Laim and offer everything your heart desires.

The Laimer Farmers' Market, which takes place every week on Friday morning on Agnes-Bernauer-Straße, right next to the Agnes-Bernauer-Arkaden, is very popular.

The Schmidhofer bakery and confectionery at Fürstenrieder Straße 92 provides its customers with a very large and delicious selection of baked goods. Many appreciate that the Schmidhofers bake everything themselves. Unfortunately, that is no longer a matter of course these days.

Free time

Cultural Center Interim and the „Neue Rex“. The former Protestant Interim Church was turned into a cultural center. The Bürgertreff Laim association organizes cabaret, theater, music, small-scale art, and civic events here.

In addition, the only cinema in the neighborhood, the „Neue Rex“, offers a great deal of entertainment.

The Laim City Library, with its lovely reading garden and inviting interior design, is a well-frequented place. Several courses are offered here in cooperation with the adult education center. In addition, exhibition openings are regularly held here.

Distributed throughout the entire district, there is an excellent selection of restaurants, such as Trattoria Lindengarten, Straunber Wirtshaus, or the Greek tavern Elia. The extremely popular dining establishment at Camerloherstraße 82 is known far beyond the borders of Laim. In the open kitchen, regionally produced, tasty health food is prepared. It is a cozy place where people can catch up on the latest news.

The Westbad at Weinbergerstraße 11 is located in Pasing, but borders directly on Laim. Here you can relax wonderfully in both summer and winter.

The indoor pool, the outdoor pool, a long water slide, a current channel, and the sauna area are equally popular with singles, couples, and families. The residents of Laim are also very pleased with the proximity to the Westpark, which is located in Sendling.

Those who live in Laim appreciate the proximity to the various excursion destinations in the surrounding area with numerous lakes, plenty of nature, and a diverse range of leisure activities.
