The new legal situation as of December 23, 2020, provides that buyers and sellers nationwide must share the brokerage fee when purchasing an apartment, house, or plot of land. This means that real estate buyers should only have to pay a maximum of 50 percent. Thus, both parties are equally involved.

Our customers can rely on us to cover all costs for document research, marketing activities, and the determination of the market-appropriate price free of charge. Only the deletion fees for registered land register encumbrances are the responsibility of the seller.

It looks completely different if you were to carry out the planned property sale. In this case, the costs for obtaining the necessary documents (e.g., land register, energy certificate, floor plans, encumbrance information, etc.) as well as marketing (advertising costs, real estate portals, expenses for photographers) would have to be borne by the owner. The sales negotiations require a lot of time and effort and should not be underestimated.

Question:

How much time should you plan for selling your property?

Answer: Based on empirical values, the average timeframe for the sales process and notarization of your property is 60 to 90 days. Of course, every property is individual and therefore the actual duration of the sale depends on your property, your specifications, and current demand.
