The appreciation in value and marketability of real estate in Maxvorstadt is outstanding. This highly sought-after residential area with its vibrant university district enriches the neighborhood. Cultural diversity, cosmopolitanism, and tolerance await you here. For this reason, Maxvorstadt is particularly appreciated. The economic structures in this district are well-established. Here is a brief overview of some streets in Maxvorstadt that enjoy great popularity.

Prinz-Ludwig-Strasse

Prinz-Ludwig-Straße is one of the prestigious and sought-after addresses in Maxvorstadt. It is located only about 300 meters from Marienplatz, and the Pinakotheken are almost right on the doorstep. That is hard to beat. Buyers particularly appreciate Prinz-Ludwig-Straße for its very central yet quiet location. In recent years, many buildings have been renovated and upgraded, and the new facades provide a wonderful ambiance. Purchase prices have risen by 209 percent since 2007 and average around EUR 10,870/m² for previously owned condominiums.

Fuerstenstrasse

A very centrally located address. Here, the city center is only about 600 m away. The street is narrow and the buildings on both sides of the street are very dense. This affects the natural light. Especially apartments located up to the second floor suffer from shadowing caused by the opposing buildings. Real estate prices for condominiums on Fürstenstraße are around 10,810 EUR/m² and have risen by 209 percent since 2007. The value growth is slightly below the average compared to other locations in Maxvorstadt, nevertheless, buying a property on Fürstenstraße is a good investment.

Schoenfeldstrasse

On Schönfeldstraße, real estate prices for condominiums average 10,750 EUR/m². The beautifully designed facades, the central location, and the proximity to Ludwigstraße ensure high demand. The properties are ideal as an investment or for owner-occupancy. The English Garden with its many benefits is only a 3-minute walk away.

Ohmstrasse

Ohmstraße is located to the right of the Siegestor and connects Leopoldstraße with Königinstraße. The old architecture creates a special atmosphere that is highly appreciated by buyers and tenants alike. Condominiums on Ohmstraße average 9,760 EUR/m², and good appreciation in value is expected over the next 10 to 15 years. Due to it being a one-way street, traffic is limited, which significantly enhances the quality of living. The Universität subway station, served by the U3 and U6 lines, is quickly accessible and offers excellent connections.

Georgenstraße

Georgenstraße is a very attractive address. The closer the property is to Leopoldstraße, the higher its value. The micro-location must be examined very closely during property valuation. The purchase prices for condominiums in this location average 12,300 EUR/m². Georgenstraße has infrastructure that is hard to beat. Subway and bus lines can be easily reached within a 5-minute walk. The English Garden, a city park known beyond the borders of Munich, is also within walking distance. Naturally, there are many restaurants, numerous sidewalk cafés, several cinemas, and theater stages to choose from. The center is only about 1,100 meters away.

When purchasing real estate in Maxvorstadt, it is recommended to buy a garage, as public parking options are limited.

Living in Munich Maxvorstadt

The third district of Munich is relatively close to the center: in the southeast, Altstadt-Lehel at, in the north of Schwabing-Freimann and Schwabing-West. The neighboring district to the northwest is NeuhausenNymphenburg; in the southwest, Schwanthalerhöhe and in the south Ludwigsvorstadt-Isarvorstadt The English Garden forms the border in the east. Maxvorstadt is primarily characterized by the high density of scientific institutions, such as Munich's two major universities, several universities of applied sciences, as well as numerous cultural and artistic institutions. Maxvorstadt is therefore considered a center for art, culture, and science. However, many large corporations, banks, and insurance companies also have their headquarters here. In addition, several state ministries, the Bavarian Broadcasting Corporation, the State Office of Criminal Investigation, and two well-known breweries are located in Maxvorstadt.

Living environment and population

Urbanistically, the district is characterized by the Classicist style. Well-known architectural monuments include the Königsplatz with the Glyptotheca and Propylaea, the Pinakothek, and various magnificent buildings along Ludwigstraße. Maxvorstadt is considered an academic and student district and thus a very lively residential area. The proportion of 20- to 30-year-olds is particularly high. This is certainly also due to the housing structure, which has a very high proportion of one- and two-room apartments. But not only students, also the enormous number of tourists and the many workers ensure a cosmopolitan flair, hustle and bustle, and a busy atmosphere.

Infrastructure

Maxvorstadt has excellent connections to the public transport network. The U1, U2, U3, and U6 subway lines run through the district and serve multiple subway stations.

Furthermore, tram lines 16, 17, 20, 21, 27, and 28 run through Maxvorstadt, as do several MVG bus lines. In addition, the district offers a good educational infrastructure. It is home to 61 daycare centers, four elementary schools, two special education schools, two grammar schools, and 35 vocational schools, ten of which are part-time vocational schools.

Local recreation

Anyone who wants to escape the hustle and bustle of the city can do so wonderfully in the Old Botanical Garden. Lawns invite you to relax or view various art objects, and there is a large playground for children. Equally lovely is the Maßmannpark, which offers a particularly large number of sports and play areas. However, the nearby English Garden is also well-suited for extensive leisure activities. Furthermore, one of Munich's most spectacular beer gardens at the Chinese Tower can be found here.

Architecture & History

The architecture in Maxvorstadt has a lot of history to tell. The oldest building still preserved in Maxvorstadt today is located at Veterinärstraße 10. The house was built around the year 1800. Originally, it housed a vinegar and spirit of wine factory. The Palais at Ludwigstraße 13, which was once at the center of Munich's social life, is used today by the Deutsche Bundesbank Munich for executive offices and the main administration. One of the finest preserved examples of Munich Art Nouveau is the building at Georgenstraße 19, which was erected by the Swiss architect Ernst Robert Fiechter in 1903.
