Living in Munich-Schwabing

Schwabing enjoys great popularity. Real estate in Schwabing is always in excellent demand. Münchner Freiheit, the university district, Leopoldstraße, the English Garden, Josephsplatz – every area has its own flair and charm. The Gründerzeit apartment buildings with their representative and exclusive period apartments and the imposing urban villas shape this popular district. Munich-Schwabing by the English Garden is the largest district of the Bavarian state capital and at the same time its greenest; with 30 percent recreational space, there is more nature to be found here than in any other district of Munich.

While the district became famous for its bohemian past, this is now only reflected in a rich and interesting cultural scene. On the other hand, its proximity to the English Garden ensures a very solid economic base driven by tourists and Munich day-trippers, which is stabilized by numerous jobs in the public sector. Schwabing is middle-class oriented and represented by an above-average proportion of skilled employees.

History and Development of Schwabing

The first documented mention of Schwabing as a fishing and farming village dates back to the year 782 under the name Suapinga, derived from a Swabian family named „Swapo,“ which gave the town its name. In the Middle Ages, Munich patricians and members of the Bavarian Elector’s court purchased land in Schwabing, began building castles and gardens, and ushered in the community’s first economic boom.

After the English Garden was established in the late 18th century, Schwabing became a popular destination for day trips; at the same time, in the early 19th century, it developed into an industrial hub of Bavaria, home to steel and machine factories. The boom of the subsequent “Gründerzeit” era gave rise to both entrepreneurs’ mansions and apartment buildings for workers; by the end of the 19th century, Schwabing had grown into a town and was eventually incorporated into Munich. Its reputation as an artists’ quarter also dates back to the mid-19th century; Paul Klee lived in Schwabing, and Pablo Picasso stayed here and was enchanted by it.

Thomas Mann and Frank Wedekind had their roots in the district; Art Nouveau originated in Munich-Schwabing, specifically from the cultural magazine of the time, „Die Jugend,“ which coined the term. Accordingly, many Art Nouveau facades can be found in the neighborhood. Munich-Schwabing gained its reputation as an alternative artists' quarter in the 1960s, a reputation that still clings to the district, though it no longer does it justice today. What remains architecturally are outstanding facades, many of which are landmarked, and iconic pubs.

Infrastructure in Schwabing

The U3 and U6 light rail lines run through Munich's Schwabing district. The neighborhood's boundaries are formed by the Isar River, the Siegestor (Victory Gate) marking the end of Ludwigstraße in the south, and the Freimann district in the north. Public transportation connections are perfectly developed, and Leopoldstraße from the Siegestor to Münchner Freiheit is an extremely popular promenade. There are high-end shopping opportunities, and the cityscape is characterized by Art Nouveau facades, urban villas, and Gründerzeit townhouses.
