Living in Munich-Obermenzing
Pasing and Obermenzing are located in Munich's 21st city district, with Obermenzing being one of four district parts. Situated on the Würm river, featuring Blutenburg Castle and proximity to the Nymphenburg Palace Park, Obermenzing has developed into a popular, yet not entirely inexpensive, residential area.
With its exceptionally large forest plots, the Neu-Lustheim residential estate is one of the best residential areas. New residential buildings are usually only built here following inheritance, sales, or the division of the spacious properties. On the border of Obermenzing and Pasing, the Pasing I and Pasing II villa colonies were built by August Exter. The expansion of the villa colony ensured an increasingly close connection between the two districts.
Obermenzing is a highly attractive area, and this has an impact on real estate prices in the neighborhood. Depending on the location and condition of the property being offered, prices in Munich’s Obermenzing neighborhood tend to be on the higher end compared to other neighborhoods. Once a rural community characterized by farming and livestock raising, Obermenzing has developed into a prestigious neighborhood that was—and still is—synonymous with education, pride, and prestige. In Obermenzing itself, there are three elementary schools, a secondary school, and a private, state-approved high school. The proportion of blue-collar workers is below average at about 12 %.
Obermenzing has preserved its rural residential character. Although the area around the Catholic Church of the Passion of Christ, built in 1923/24, exhibits urban elements, the style of a rural-looking area has not been lost. Above all, the old core of Obermenzing, with the small parish church of St. George situated directly on the Würm River, still shapes the village character. The Blutenburg water castle is arguably the most famous building in Munich's Obermenzing. It has a history rich in the past. Today, numerous private and public events take place here. In addition, Blutenburg is the home of the International Youth Library and the Michael Ende Museum. The many green spaces invite people to take walks and relax. At one time, one could look directly from Blutenburg to Nymphenburg Palace. However, the „Am Durchblick“ housing estate with 600 single-family homes, built in 1957, makes this „view through“ no longer possible. The transportation network in Obermenzing is well developed. Verdistraße is the feeder road to the A 8 freeway. Residents must expect significant traffic volume. S-Bahn line 2, the tram, and several bus lines ensure good connections to the surrounding districts of Munich.
