New plans for McGraw Barracks in Giesing
A large real estate project is gaining momentum in Munich-Giesing. Approximately 1,000 apartments will be built in the coming years on the site of the former McGraw Barracks. A planning competition recently took place for the first of three construction phases. It was won by a design from two Berlin architecture firms and a landscape architecture firm from Hamburg. It envisages the construction of 345 apartments and a dormitory for civil servants in Giesing.
Which area in Giesing is it referring to?
The first construction phase is located between Warthofstraße, Stadelheimer Straße, and Tegernseer Landstraße in the so-called McGraw-Graben. The area is located in the south of the former McGraw Barracks. It was used by the US forces in Munich until 1992 and was, among other things, the location of a college of the state „University of Maryland“ system.
Since the withdrawal of the Americans, the barracks area in Giesing belongs to the state of Bavaria. Parts of the site currently house, among other things, police departments and institutions such as the state building authority, which will remain in the future.
What is to be built?
In addition to the 345 apartments and the dormitory with 215 apartments, retail spaces covering an area of 4,040 square meters are to be built in the first construction phase. Also planned are two daycare centers and underground parking for 628 cars. The developer of the project is the company Stadibau GmbH, which is responsible for housing construction for civil servants.
Key data of the utilization concept for the site were approved by the planning committee and the full assembly of the Munich City Council in June 2018. This was followed by the urban planning competition. It also served as an architectural competition, where the specific development was decided. The result of the competition was published on December 14th in a press release on the website of the Bavarian State Ministry of Housing, Construction and Transport. The jury selected the winning design from the submissions of ten competition participants. The design comes from the two Berlin architectural firms „Teleinternetcafe Architektur und Urbanismus“ and MLA, as well as the landscape architecture firm Treibhaus Landschaftsarchitekten Hamburg.
Bavaria's Minister of Construction, Dr. Hans Reichhart, expects the project to enhance the area. „I envision a well-mixed, livable residential district here, just a few subway minutes from Marienplatz,“ he commented on the results of the competition.

McGraw Barracks: What are the next steps?
The Free State of Bavaria is now negotiating the specific conditions of cooperation with the competition winners. „No reliable statements can currently be made about construction time and costs,“ the Süddeutsche Zeitung quoted an unnamed ministry spokeswoman on December 18, 2018. The construction site in Giesing is to be prepared by the end of this year. At the same time, demolition of dilapidated existing buildings is planned for 2019.
What is happening in the other construction phases?
North of the first construction phase is the second section of the construction project, for which a feasibility study will be conducted in 2019. The company BayernHeim GmbH, which is yet to be founded, is to build apartments here as part of state housing subsidies. In the third construction phase, Stadibau will redevelop the former University of Maryland on the former military site in Giesing to create approximately 150 apartments.
