Should I sell my property in the current situation?
Since the second quarter of 2022, a subdued momentum has been felt on the Munich real estate market, in contrast to the positive development of previous years. Forecasts indicate a possible weakening of average selling prices compared to past years.
But what factors are causing these price declines? The official pricing metrics for 2022 note noteworthy price increases compared to 2021, particularly prominent in the second quarter. However, it is essential to consider that a large portion of these transactions were made during an era of lower mortgage rates than the current ones. With rising financing costs, potential buyers are currently faced with major challenges. Under these circumstances, acquiring real estate at current prices appears rather less lucrative to investors.
The current situation of the real estate market in Munich-Aubing Currently, the real estate portfolio in Munich and the surrounding area is still quite large. Upon closer inspection, however, it becomes apparent that many of the listed buildings have been waiting for buyers for quite some time—an increase in the marketing duration of the listings is noticeable. Prices that exceed market value hardly attract any interested buyers anymore. At the same time, a marginal decline in new real estate coming onto the market can be observed.
Forecast for further price development: An objective look at all relevant factors shows that real estate is generally attracting less interest than it did in 2021. As soon as the deals from the early stages of 2022 were closed at higher prices, subsequent transactions turned out to be comparatively lower overall. They will likely settle at the price levels of 2018 or 2019. A medium-term decline in Munich real estate prices is to be expected, which will likely be between 3 and 20 percent compared to the peak prices of early to mid-2022. Of course, this depends on the type of property and should not be understood as a blanket statement.
Regarding whether sellers should consider it worthwhile in the current situation to bet on another price increase, it is difficult to assess. However, it remains to be noted that the value growth of real estate in Munich has often doubled, or even more, over the past ten years. Sellers benefit from these value increases in any case.

Living in Munich-Aubing, Lochhausen & Langwied
The district of Aubing, Lochhausen, Langwied and the newly developing Freiham are located in the west of Munich. These are the traditional place names of the 22nd district, and at approximately 3,400 hectares, it is the largest district. In Aubing-Lochhausen-Langwied, there are four former village centers, each with its own history.
The district borders the Munich city districts of Allach-Untermenzing and Pasing-Obermenzing, as well as the towns of Lochham and Gräfelfing. It also borders the cities of Germering and Puchheim.
In terms of area, Aubing-Lochhausen-Langwied is Munich's largest district, yet it has the lowest population density. The reason for this is the still-existing agricultural land, numerous forest and green areas with biotopes, and landscape conservation areas. The Aubinger Lohe and the lake in Langwied offer recreation and relief from everyday stress for the entire western part of Munich.
In the south of Aubing, initial residential areas were already established during the last war by the Dornier works and the railway worker and laborer settlements, not least due to the good connection to the Munich-Augsburg railway line. In old Aubing, the traditional center for basic and local supply has been preserved to this day, serving Lochhausen and Langwied as well.
Not only the train offers good connections. Buses, suburban trains, and the A 8 and A 99 motorways with their interchanges ensure that the district can be reached quickly. At 1,935 meters, the Aubing motorway tunnel is Bavaria's longest tunnel. The Metrobus, which runs regularly from Aubing, Lochhausen, and Langwied, provides a connection to Munich's subway network. In the newly developing Freiraum district, the route of the A 99 motorway ring already exists, running right through the city district.
